Choosing a concierge service in Antibes and on the French Riviera

KEYS CONCEPT · OWNER ADVICE

Comparing two concierge services is not just about comparing a percentage. Included services, property preparation and the way decisions are handled all affect the owner’s experience. These are the questions to ask before entrusting a property for short-term rental.

What is actually included?

Ask for a clear description of the service, from preparing the listing to the guest’s departure. Who answers enquiries? Who organises arrival? How are housekeeping, linen and consumables handled? Who informs you when equipment is missing or needs repair?

A label such as “full management” is not enough to compare proposals. The scope and exclusions should be explained in practical terms. It is useful to distinguish recurring tasks from occasional interventions.

How are fees calculated?

Ask exactly what the fee is calculated on, which taxes are included in the advertised price and which items are invoiced separately. A commission percentage alone does not show the total cost. Housekeeping, laundry, marketing or technical interventions may follow different charging rules.

To compare offers, ask for an example showing income and expenses without treating it as a promise of results. The goal is to understand the reporting lines and the information you will receive.

Who follows my property locally?

Identify your contact person and how to reach them. Ask how checks are organised, how problems are reported and which decisions require your approval. Local proximity is useful when it comes with understandable procedures.

Keys Concept has an agency at 45 boulevard Raymond Poincaré in Juan-les-Pins. Our service covers in particular Antibes, Juan-les-Pins, Golfe-Juan and Cannes, subject to review of the property. Our real estate agency is a member of FNAIM; you can verify our membership in the federation’s official directory.

How are prices and availability defined?

Ask how your personal calendar is incorporated and how prices are adjusted. Property type, address, equipment and period should all be considered. Keeping a listing open at an unsuitable price does not necessarily improve the chance of bookings.

Income projections should be presented as assumptions with their conditions. An estimate can support a discussion about the project, but it cannot guarantee a number of booked nights or final income.

What happens if a listing already exists?

Before taking over, list the existing adverts, confirmed bookings, access arrangements and ongoing conversations. Define who is responsible for each stay and from which date. Takeover, publication or organisational changes should be explained before anything is modified.

This avoids overlapping responsibilities and helps protect continuity for guests. Do not delete a listing or calendar without checking existing commitments.

How are housekeeping and linen organised?

Ask how the property is prepared between stays, how linen is supplied and how issues are reported. The owner should know what is included, what requires an additional request and how missing items are replaced.

At Keys Concept, housekeeping and laundry are among the services available. The details are defined in the proposal for the property and should remain clear to the owner.

Prepare your first meeting

  • The address and characteristics of the property.
  • The periods when you want to use it yourself.
  • Existing listings and bookings, if any.
  • Equipment, access and building constraints.
  • The tasks you want to delegate and the decisions you want to retain.

Discover our agency, then contact us to review your project. If you are looking for longer occupancy, we also offer medium- and long-term rental support.
