Second home: organise your rental calendar and your own stays
KEYS CONCEPT · OWNER ADVICE
Renting out a second home while continuing to enjoy it yourself is mainly a matter of organising the calendar properly. Before setting an income target, start with the dates when the property will genuinely be available. This method is intended for owners in Antibes, Juan-les-Pins, Golfe-Juan and Cannes who want to keep control of their own use.
Start with your own stays
Write down holidays already planned, regular weekends and periods reserved for family or friends. Add works, technical visits and any dates when the property cannot host guests. These unavailable periods are the starting point for the rental calendar.
If some dates remain uncertain, discuss them before opening them for booking. A night available on a platform can become a commitment as soon as a stay is confirmed. Personal use should therefore be planned in advance rather than corrected at the last minute.
Distinguish available nights from booked nights
An open period is not automatically a rented period. To follow activity properly, distinguish nights offered for sale, nights actually booked and dates blocked for your own use. This avoids misleading conclusions from an occupancy rate shown without a clear scope.
For example, an owner may keep several summer weeks and offer the property during the rest of the year. Its potential should not be calculated like a property available throughout the entire summer holiday period. The two projects simply have different calendars.
Plan the changeover between personal use and rentals
The owner’s departure and a guest’s arrival require a transition: storing personal belongings, checking equipment, housekeeping and preparing linen. Decide in advance what remains accessible and what should be stored in a private area.
The same preparation is useful when you return to the property. A shared calendar and explicit instructions allow the concierge team to organise interventions around the stays without confusing owner use and guest bookings.
Adapt the organisation to each area
For an apartment in Antibes or Juan-les-Pins, the calendar should reflect how much summer and beach use you want to keep for yourself. In Golfe-Juan, a second home near the ports or beaches may also alternate between personal stays and rentals.
In Cannes, holiday periods and business events can generate different needs. Events do not make every property equivalent: location, access, comfort and actual availability remain decisive. There is no universal calendar that guarantees bookings.
Update assumptions when the calendar changes
If you decide to keep more weeks for yourself, the estimate should be updated. The same applies if works reduce availability or if you prefer longer stays. Comparing forecasts without keeping the same scope can give a misleading picture of the project.
Reporting should distinguish booking income from the various costs linked to the activity. This guide focuses on calendar organisation; a personalised forecast requires the property’s characteristics and the conditions under which it will be rented.
